A fire door will not necessarily keep performing the way it did on installation day — and this problem is far more common than assumed. According to global Fire Door Inspection Scheme (FDIS) data, more than 76% of inspected fire doors fail to meet regulatory standards; a UK audit report found an average of 3.7 faults per inspected door.

Why do doors fail?

The problem is usually not the door itself. Industry audit reports attribute most failures not to product defects but to faulty installation, neglected maintenance and lack of oversight. The recurring findings are familiar: leaf-to-frame gaps exceeding 3 mm (in a third of inspected doors), damaged leaves, unsuitable or under-screwed hinges (roughly one door in five), torn or painted-over smoke seals, and mis-adjusted closers. And the simplest of all: doors wedged open — the sight inspectors encounter most often.

What is the cost?

The cost is not abstract: industry sources note a defective fire door can cut the escape time it provides from 30 minutes down to 3. A fire door is a moving building element; it ages with every open-close cycle. The pattern is the same everywhere: the door is installed, the permit is obtained, and nobody looks at it again for years.
